Parkside at Warfield is the first major completed component of the planned 90-acre redevelopment of the historic Warfield state hospital facility in the Town of Sykesville, MD. This award-winning community is an exceptionally executed in-fill development and encompasses 145 townhomes, 20 feet wide with 22 feet endcaps, each with two car rear garages, and open space and recreational opportunities on approximately 15 acres.
GTA provided geotechnical engineering, environmental consulting, natural resource planning, and construction observation and testing services. GTA worked closely with the site engineer during the design of the project to minimize the impacts of competent rock during grading and utility installation, and during the design and extensive review process for the pervious pavement systems. Some of the services GTA provided during construction include performing compaction testing during mass grading of the associated roadways, pad areas, and utility installation. GTA provided recommendations during roadway construction due to unstable roadway subgrade conditions encountered within portions of the site. Those recommendations included a combination of select undercuts and soil cement treatment. GTA also documented the construction of stormwater management facilities, and installation of foundation drains around select townhomes.
